Renting Process

1Work out a sensible budget

Make sure that you have considered what budget you can work with and what type of property suits your needs. Most advertised properties do not include any bills such as water, electric, gas etc. As a rule of thumb your household income must be 2.5 times more than the yearly rent.

2Register your interest

Registering your details with us will enable us to get a broad idea of what really ticks all of your boxes. Being as specific as possible with your wish list to enable us to only send you properties that will be of interest to you! Our advice is to also register for alerts with both Rightmove and Zoopla.

3Arranging Viewings and Finding the right property

View as many properties as possible. This will give you a much better idea of what is actually out there in the market that falls within your budget. Be open minded when going on viewings and try not to have preconceptions of the property before you’ve seen it! Visualise yourselves living in the property.

4Making an Offer

The first step is to make sure you are aware of the offering procedure on the particular property. These can differ between agents and properties. Within your offer you should provide as much information about your situation as possible. As a guideline we would advise on including the following:

  • Who will be moving into the property
  • When you will look to be moving in
  • Your previous rental experience
  • Your current employment details
  • Include anything that you feel would build a bigger picture of yourself and help to build a detailed offer to the landlord.

Once an offer is accepted a holding deposit will need to be place on the property.

5Offer Agreed and referencing process

Ensure you get confirmation in writing from the agent that your holding deposit has been received, your offer has been accepted and that the property you are renting is removed from the market. Once this has been confirmed the referencing process can begin. This will include the following:

  • Proof Of I.D
  • Proof of current residency
  • Credit Checks
  • Work References
  • Previous Landlord references
  • Accountant References
  • Bank Statements.

Once the references have been returned to a satisfactory level we will invite you to the office to sign tenancy agreements (a generic copy of this will have already been sent to you previously)

6Moving in

Moving in Monies including 6 week security deposit, 1 months’ rent in advance, referencing and admin fees have been cleared and contracts have been signed you will be ready to move in. An inventory will have been done at the property and your deposit will be registered with the tenancy deposit scheme (TDS) of which we are members of.

7Aftercare Service

Dependant on your landlords’ choice of service will determine where you will pay the rent to and who you will contact should any problems arise. With a full management service we will look after all of your needs whilst you reside in the property from start to finish!
